Eligibility Guidelines for the 2024 Box Elder County Tax Sale

The Box Elder County Tax Sale is scheduled for May 16, 2024. 


The bidding will start at the total amount of taxes, interest, penalties, and administrative costs which are a charge upon the parcel. 

 

Bidding on the Public Surplus website will not start until 10 a.m. on May 16th.

The 2024 Tax Sale will be ran on an online auction site. 


 

The property listings will be available on this website six weeks in advance and posted in the Box Elder News Journal four weeks before the sale.

 

Some parcels have an official notice of non-compliance recorded on them.  This notice states "Please be advised that any further division, subdivision, sell, exchange or transfer of the Parcel may be a violation of Utah State Code and Box Elder County ordinances and punishable as a criminal offense."

 

Buyers are further advised that any parcel bought at the tax sale that is not in compliance with applicable zoning will have a notice of non-compliance.


Please Note:  The ordinance for the tax sale has been updated regarding eligibility of bidders.

A person may be disqualified from participating in the County Tax Sale if any of the following violations are found:

1. Under the age of 18 years old

2. Having any outstanding tax debts with Box Elder County

3. Violating any rules governing the tax sale included in this Ordinance or as required by the Web Host.

4. Attempting to sell parcels with a recorded Notice of Noncompliance.

ANY BIDDERS THAT PARTICIPATE IN THE TAX SALE AND ARE NOT BLOCKED FOR INELIGIBILITY PRIOR TO THE SALE, ARE THEN LATER FOUND TO NOT MEET THESE ELIGIBILITY REQUIREMENTS, WILL HAVE ALL THEIR PRIOR BIDDING DISQUALIFIED.

For example, the County does not guarantee or represent:

  1. That the property will not be subject to later redemption by the IRS or other governmental agency;

  3. That the property is suitable for habitation, building, or development;
  4. That the property complies with zoning laws;
  5. That the assessment or description of the property is accurate; or
